Project Process

The Georgia International Trade Center (GITC) is a brand new rail-served light industrial and manufacturing park being developed by Chesterfield, in Savannah, GA. The park is located 10-miles from Savannah, Georgia’s Port Authority Garden City Terminal, and is only 3.8-miles from Interstate 95. The park can accommodate upwards of 7.7 million square feet (msf) for development buildings, and is slated for final completion in summer 2023. Current development phases include:

Phase 1

The construction of Phase One was completed in June 2020, under budget and ahead of schedule. 4 buildings – 1A, 1B, 1D, and 2B – totaling 2.4 million square feet were completed in 15 months by Chesterfield.

Phase 2

The construction of Phase Two saw another 3 buildings – 1C, 2A, and 2C – break ground during Q3 of 2020. Totaling 1.8 million square feet, this phase of construction was completed in November 2021.

Phase 3

As of Q1, 2022, the development of GITC continues with the Third Phase, which will add 2 new build-to-suit buildings to the park with a combined space of 2.7 million square feet. Each building has been pre-released to Lowe’s Companies, INC and features 100% air conditioning. A single 733,000 square foot, speculative building will be developed in the remaining space. These buildings – 3A, 3B, and 4A – have a total development cost of $210 million (USD), and a completion date by summer 2023.

As phase three wraps up, the total development will include 7.7 million square feet across 10 buildings, over the course of 4 years.
